Sandgate Buy to Let Property of The Week

Rather liking the potential of this one bedroom flat on The Crescent in Sandgate which has been placed on the market at £125,000 with an estimated rental value
of £600pcm. The rooms are well proportioned and it ticks a lot of other boxes too, such as double-glazing, seaviews, a bay window in the lounge and gas central heating.
I did notice that that double-glazing might need a refurb and the wood-chip wall-paper needs stripping away to attract the best possible tenant, however the main qualities of a good buy to let are present and accounted for:
Finance – Negotiate them down to £120,000 and you’ll be looking at a 6% yield
Location – Two roads up from Sandgate Seafront, shops and bars a-plenty – not to mention the south-facing beach.
Attractiveness – Seaviews from the lounge and the bedroom
Proportion – Double bedroom and a lounge with room for a small dining table
The only downside of Sandgate is the parking, however many of the local renters work around the corner in the SAGA Pavilion (one of Folkestone’s largest employers)
