Folkestone Buy to Let Property of The Week – Broadmead Road

Rather liking the potential of this one bedroom flat on Broadmead Road which has been placed on the market at £100,000 with an estimated rental value of £525pcm. One of the reasons I like this one is because we manage a similar property in a block only a few doors down.
The rooms are well proportioned and it ticks a lot of other boxes too, such as separate kitchen, a bay window in the lounge, double-glazing and gas central heating.
I did notice that that the carpets might need updating, but the vendor states that the kitchen and bathroom floors have recently been replaced, however the main qualities of a good buy to let are present and accounted for:
Finance – Even if you pay £100,000 and you’ll be looking at a 6.3% yield (always negotiate – you make your money when you buy, not when you sell!)
Location – Short Walk to Folkestone Central Station, Town Centre and Radnor Park. Folkestone Central benefits from a fast train to Kings Cross in just under an hour.
Attractiveness – Upper ground floor is a very desirable quality.
Proportion – This conversion has thoughtfully placed a separate kitchen between the lounge and the bedroom and it still potentially leaves room in the lounge for a small dining table.
